What We Did

Following our detailed site survey, the scale of this project became clear. The entire 4,000m² roof and all four exterior walls were in need of extensive refurbishment. To make the project more manageable, we broke it down into four distinct phases: roof preparation and repair, roof coating, gutter restoration and wall refurbishment.

Roof Preparation & Repair

To begin this huge task, we focused on preparing the metal-clad roof for coating. We used our powerful 3000 PSI jet washer to strip away all of the old paint and get the surface back to bare metal. This preparatory work helps make sure the new coating bonds properly and lasts for years to come.

Before we could begin coating, we needed to address the roof’s significant structural issues. We removed two very large roof flues and 20 smaller ones, then replaced the top sheets with like-for-like cladded sheets. To improve the building’s energy efficiency, we also installed new insulation and inner liner – an upgrade that will help reduce the client’s energy costs for years to come.

Continuing our complete roof overhaul, we began replacing each of the 164 skylights across the roof– a substantial task that needed careful coordination. The new skylights do a great job of enhancing the building’s appearance and functionality by allowing plenty more natural light inside.

Roof Coating

Next, we addressed the cut-edge corrosion issues that are common with metal roofing. We prepped all the mid-lap and end-lap areas back to bare metal; this step is vital because, if left untreated, cut-edge corrosion can lead to costly leaks and structural problems down the line. We then primed the surface and applied Girosil sealant to all the laps before spraying the entire roof with Giromax top coat in Hamlet Grey, creating a uniform, protective finish.

Gutter Restoration

Then, we turned our attention to the guttering. We cleaned and prepped all four gutters to Giromax specifications before installing a basecoat throughout the gutter and sealant to all joints. Finally, we applied the top coat to protect the gutter system and ensure years of reliable drainage.

Wall Refurbishment

Moving on to the exterior walls, we jet-washed all four sides of the building to remove years of accumulated dirt and grime. After that, we carefully rectified all cosmetic defects on the walls – filling holes, smoothing rough patches, and ensuring every surface met our quality standards. Once the prep work was complete, we applied both Giromax base coat and top coat in Traffic Grey, giving the building a fresh, professional appearance.

One of the biggest challenges we faced was the weather. Starting the project in October meant we had to work around the limitations of coating applications, which can’t be done when temperatures drop below 4 degrees Celsius. To keep the project on track, our team worked weekends and late shifts whenever conditions allowed. When the weather was too harsh for exterior work, we focused on the internal tasks, ensuring we made progress regardless of the conditions outside.

After months of careful work, we’d completely transformed this property.
